Commercial Pressure Washing: A Property Manager's Checklist

Storefronts, dumpster pads, sidewalks, and parking lots all need regular cleaning. Here's a quarterly schedule that keeps a commercial property sharp.

Commercial properties get judged at the front door. A cracked, stained sidewalk or a black-streaked storefront tells a customer the inside probably isn't much better. Routine pressure washing is one of the cheapest ways to keep a property looking sharp — and it's a tax-deductible operating expense.

A simple quarterly schedule

Most multi-tenant commercial properties in Ohio benefit from a quarterly visit. Here's a rotation that works:

  • Spring (April): Full exterior — storefronts, sidewalks, parking-lot stripes, dumpster pads. Winter salt and gravel come off.
  • Summer (July): Sidewalks, entry mats, dumpster areas, drive-throughs. High-traffic spot-clean.
  • Fall (October): Sidewalks (leaves), entryways, storefront glass and frames, gutters if needed.
  • Winter (as needed): Salt and ice-melt residue on entryways during thaw windows.
